Water/Pipe Leak Protocol

Owner’s Procedure in the case of pipe leaks inside of the wall or ceiling:

  1. If the water is spraying, (fresh-water break), shut off the main valve for the stack at ground level. If you do not know how to shut off the main valve, contact the Board Member on site - Beth Taylert 607-423-2193.
  2. Call Progressive Management at 727-773-9542.  This is a 24-hour number.If the leak is active, Progressive will call a licensed plumber to come out and fix the leak ASAP. Usually, that plumber is the association’s plumber who is very familiar with Marina House (Pisano Plumbing) but if they are not available, they will keep going down the list to find a plumber who will come out.
  3. Progressive will contact any restoration specialists as needed.
  4. Progressive will keep the Board of Directors apprised of the situation.
  5. Begin keeping an incident log with dates, times, location and the extent of the problem, any out-of-pocket expenses incurred and receipts. Take pictures with date stamps to mark progress of the leak.  If claims are filed, the insurance companies will want this information.

Owner’s Procedure in the case of water leaks within your unit (not in the wall or ceiling) e.g., toilets, water heater, sinks, showers, washing machine):

  1. Turn off the water, e.g., at the toilet, under the sink, service line for water heater, service line for washing machine, etc.).
  2. Contact a licensed plumber to get the situation addressed.  
  3. Begin keeping an incident log with dates, times, location and the extent of the problem, any out-of-pocket expenses incurred and receipts. Take pictures with date stamps to mark progress of the leak.  If claims are filed, the insurance companies will want this information.
